Home Information Packs
Home Information Packs (HIPs) were a long time in coming but as of December 14 2007, all houses that are put on the market must have one.
If you are selling your house you must compile one yourself or get an estate agent or solicitor to do it for you. If you are buying a house then ask the agent to show you the pack.

Every Home Information Pack must contain:
- A Home Information Pack Index - this lists the documents contained in the Pack.
- Energy Performance Certificates - tells you the level of energy efficiency of a home. Better-rated homes also usually have a lower carbon footprint and lower fuel bills. Energy Performance Certificates will also show you how to improve the energy efficiency in the house.
- The Sale Statement - notes whether the property is freehold, leasehold or commonhold; the address of the property being sold; whether the property is being sold with vacant possession; and whether the property is registered or not.
- Standard Searches on the property, including the local land charges register, planning decisions including for road works, and the provision of water and sewerage.
- Evidence of Title: Property register; proprietorship register and a charges register, as well as an official copy of the title plan.
- Additional information on commonhold and leasehold sales, where applicable.
